Not sure if the live chat has started but I want to ask a question about knowledge about land available in the city and access to it. As community led builders we are not on the ‘inside’ to hear when land becomes available. In London land is very scarce and community led builders only have access to ‘difficult’ land or very small bits which developers have rejected. This makes the build more expensive and is therefore not viable. How can we help this situation?
Yes, this is a really important issue. In London it’s definitely all about access to land.
As ever, there’s no simple answer. In many cases the best bet is going to be land held by a LA and then it’s a question of being given a chance to acquire it. Usually this relies on the LA being sympathetic as in the case of Lewisham, where RUSS CLT was included in a tender for a piece of land they wanted to develop and have now actually been successful in winning the tender.
